Questions agents actually ask
What exactly is the split and cap?
You keep 85% of every commission until Blackwell Real Estate's 15% share totals $10,000 in your anniversary year. After that you keep 100% for the rest of the year. Compare that to a $12,000 cap at Real and $16,000 at eXp — and neither of them shoots your listings for you.
What are the other fees?
$45/month for the full technology stack (Lofty CRM + your microsite, DotLoop, ShowingTime). E&O insurance is $50 per transaction, capped at $500/year — so you only pay it when you're actually closing. Clients pay a $495 admin fee at settlement, which funds real transaction support. That's the whole list.
What does 'in-house services' actually mean — and what do they cost?
We employ the team, so you pay flat in-house rates instead of vendor retail. Photography is a flat $225 — unlimited photos, however many it takes to tell the story (vendors charge by photo count). Or take the Matterport package from $295, which includes the photos AND the 3D tour (vendors: often $500+ for both). Drone $100, full listing video $225, flyers and brochures from $22.50, Just Listed postcards printed AND mailed from 66¢ a card, virtual staging $25/photo, sign install $75, lockboxes free. How does the sphere marketing work?
Two engines: a professionally designed Weekend Events Calendar email goes to your sphere every week (four regional DMV editions — included), and a physical Monthly Newsletter is designed, printed, and mailed to your list with your name on it for $1.25 a piece — a 250-contact sphere costs about $26 a month to stay in every kitchen. You upload your sphere once. We keep you in front of it.
Will switching brokerages stall my business?
It doesn't have to — that fear is why our 90-day onboarding exists. Week one includes a full announcement campaign: a professional announcement video shot by our media team, your sphere emailed and mailed, and your listings transitioned without interruption. Most agents' pipelines get louder when they move, not quieter.
